If you're thinking about starting an Airbnb or already own a short-term rental property, one of the biggest decisions you'll face is this:

Should you self-manage, hire an Airbnb property manager, or find a balance between the two?

Before you decide, I'd love to share a bit of my own journey and what I've learned along the way.

How My Airbnb Journey Started

After travelling through more than 50 countries in 2015, I developed a passion for meeting people from different backgrounds and cultures. Not long after returning home, we decided to host a room in our house in Ashburton.

We loved it.

Hosting gave us the opportunity to connect with guests from all over the world, hear their stories, and earn some extra income at the same time. What started as a simple side project quickly became something much bigger.

Fast forward to 2020. I was pregnant with my second child and we had purchased our first townhouse in Christchurch CBD from William Coperation. Staying at home and doing nothing has never been my style. I drove for Uber, picked up cleaning jobs, managed our own properties, and found satisfaction in all the little details that keep a business running smoothly.

Believe it or not, I even enjoyed putting the rubbish bins out at 5:30 in the morning!

The routine, the responsibility, and the challenge of creating great guest experiences genuinely excited me.

Before long, we started helping with our neighbour's property too. That's when I realised something important:

Not everyone enjoys hosting the way I do.

And that's perfectly okay.

Option 1: Self-Managing Your Airbnb

For some people, self-managing an Airbnb is incredibly rewarding.

When you self-manage, you're not just hosting a property—you're running a business.

You're the CEO, CFO, customer service manager, marketing department, maintenance coordinator, cleaner, and operations manager all rolled into one.

The advantages include:

  • Full control over your property and guest experience
  • Higher profit margins because you're not paying management fees
  • Direct communication with guests
  • The satisfaction of building and growing your own business
  • Valuable business and hospitality skills

If you're organised, enjoy problem-solving, and don't mind handling lots of moving parts, self-management can be both financially rewarding and personally fulfilling.

Many stay-at-home parents, retirees, and people who enjoy administration and hospitality thrive in this environment.

Option 2: Hiring an Airbnb Property Manager

On the other hand, not everyone wants to be available 24/7.

Guest messages don't always arrive during business hours. Smart locks stop working at inconvenient times. Flights get delayed. Guests lock themselves out. Emergencies happen.

If you value your time, have a demanding career, live in another city, or simply don't enjoy the day-to-day tasks of hosting, hiring an Airbnb property manager can be a great investment.

The benefits include:

  • Less stress and fewer interruptions
  • Professional guest communication
  • Coordinated cleaning and maintenance
  • Revenue management and pricing optimisation
  • More freedom to focus on family, work, travel, or other investments

For many owners, paying a management fee is worthwhile because it gives them their time back.

Option 3: The Hybrid or Semi-Managed Approach

Then there's the middle ground.

Many owners enjoy communicating with guests and overseeing their property but don't want to handle every single task themselves.

This is where a semi-managed approach works beautifully.

You might:

  • Manage guest communication yourself
  • Handle bookings and pricing
  • Use professional cleaners
  • Outsource maintenance coordination
  • Get support when issues arise

This approach allows you to maintain control while reducing the workload.

In fact, many successful Airbnb hosts eventually move towards this model as their portfolio grows.

There Is No Right or Wrong Answer

The truth is that the best hosting style depends entirely on your personality, lifestyle, and goals.

If you enjoy systems, organisation, and guest interaction, self-management could be perfect for you.

If you want a hands-off investment, professional Airbnb management may be the better choice.

And if you're somewhere in between, a hybrid approach can provide the best of both worlds.
